Walking away from a problematic rental property

Walking away from a problematic rental property

When I first began seeing billboards, hearing advertisements and coming aware of cash home buyers, I paid little attention.

I assumed it was risky and high-pressure with a low offer. It wasn’t until I was looking to sell a property that I found out more about it. Located in Denton, Texas, the home was a rental property that sustained a great deal of damage. The tenants never mentioned a leaky roof that caused issues with walls, ceilings, floors and mold. They left me with appliances that didn’t work, broken windows and clogged drains. There was very little in the house that didn’t need to be replaced. Rather than make the huge investment into fixing the house and then once again deal with renters, I decided to sell. Unfortunately, a bank appraisal would have come back extremely low. The house would never pass inspection. I learned that cash home buyers accept properties “as-is.” They don’t require appraisals, inspections, repairs or even cleaning. Because of this, the sale is expedited and can be completed as quickly as a week. The cash buyer has sufficient resources to cover the offer without a bank loan. They take care of all of the paperwork, avoid realtor fees and ensure a smooth, stress-free process. I initially contacted the cash buyer via an online form. I received a cash offer within twenty-four hours, and there was no obligation. I was pleasantly surprised by the offer. Once I accepted, everything moved along swiftly. The company was wonderful to deal with. Everyone I spoke with was helpful, knowledgeable and friendly. It was a huge relief to walk away from the hassle and obligation of that property.
